Click on the link for the rodeo lineup! If you've never been to the HLSR, it's a must!  🎫 If you missed it this year, don't worry, catch it in 2020, every year it's one of the biggest attractions of Houston! Whether it's for fun or to support the basis of it which is educational scholarships, school art, livestock and more! The Houston Livestock Show and Rodeo, also called RodeoHouston, is the largest livestock exhibitions and rodeo in the world. It includes one of the richest regular-season professional rodeo events. It has been held at NRG Stadium in Houston, Texas, since 2003. It was previously held in the Astrodome and considered to be the city's "signature event"! It's packed full of everything and anything you can imagine from wild food trends like "Fried Oreos" 😋 to the championship rodeo and livestock participants to headliner entertainment. It's the one Houston event you should attend at least once. You can also get involved and support the HLSR by becoming a member for a small fee of $50 annually or $500 for a Lifetime membership which allows opportunities to volunteer as a committee member. I was a member for many years and having the opportunity to be a part of it was an experience that I'll always cherish.

Click the picture link for the slideshow on all states and a larger version of the map of the US. Since this article was published a year ago, rents have changed slightly by state but not much in Houston, Texas. The "average apartment rental" in Houston as of 2019 is $1027 for 883 sq ft according to our apartment listing database. Please note* this is a citywide average! The trend of rental increase is clearly most evident in Downtown, Montrose, and River Oaks where the average rent rose 4.3 percent year over year to $1,817. Across the metropolitan area, effective rent is up 1.5 percent with an average rental price of $1,088 in 2019 - Houston, Texas.  As an apartment locator researching different areas of Houston daily, I see $1300 and up even for a studio or small 1 bedroom in these sought after urban core areas. In closing, Houston rental rates vary widely by location, age of the property, size of the unit and lease term. Important Facts/Tips To Narrow Your Apartment Search

Price - If you compare the total rental price over the course of the lease term, for example, one apartment community may have a higher monthly rent but if they're offering a free rent special of 1 or 2 months free, that can lower the total price significantly over a 12 to 15 month lease term. Not all properties will allow you to prorate the free rent special, but you can do it yourself, call me and I'll explain.


Laundry facilities - You know you’ll be spending time doing laundry, so you might favor the complex that provides you with a washer and dryer in the apartment, over those which provide shared laundry facilities on site. If one apartment comes with a connection and another comes with a washer and dryer already installed, you might factor in the cost of renting or buying new units before you make your decision. Washer/dryer rental can run $40 to $50 monthly.


Lease Length or Terms 

Lease Terms - Keep in mind that specials offered rarely apply to anything less than a 12 month or 13 month lease term. While 6 month leases are still offered at many apartment communities, it will almost increase rental rate.  Short term leases, 3 to 5 months for example are not always offered. Additionally a short term lease can significantly increase the rate and factor in majority of management companies use dynamic pricing software to set rental prices. 

I'll help you find the best properties to suit your needs however if it's a short term lease you need, it may be a corporate style apartment. Corporate rentals include rent, furniture, utility allowances, cable, internet, and housewares, maid service is an additional fee but they come at a premium rental price as they're set up as move -in ready. They are slightly less than extended stay hotels and  offer lifestyle amenities and conveniences that a typical hotel may not including being pet friendly.

Apartment Utilities 

Water, sewer, trash, gas, and pest control are additional fees paid separately by the renter. There are only a handful of properties that don't charge these fees additionally - the vast majority do. There are some properties that charge a community or amenity fee and some charge for parking, gate cards, and gym keys.


All bills paid or utilities included apartments - there are a handful of apartments available in various areas throughout Houston. They are older built communities with interior and amenity upgrades and are at a higher price. Contact me for more information. There are some all bills paid properties in  Clear Lake and Spring Branch, near the Galleria in uptown Houston and a few other neighborhoods. 

Area or Location 

Location, Location, Location - One apartment may be closer to work, ensuring a shorter commute. Another may be within walking distance of a grocery store, and shopping. Still another may be close to school, public transportation, a dog park or even a favorite pub or restaurant to meet up with your friends and colleagues. It's always a good idea to put in the apartment’s address into Google Maps to measure the time to travel to important daily destinations. The biggest draw of the downtown Houston area is proximity to jobs. Houston is America’s fourth largest city, and sprawls in every direction. Dozens of large companies, including Chevron and Shell, are located downtown, and living nearby eliminates an exasperating commute on the city’s frequently crowded highways. The glut of new apartments is dragging down average rents in Houston, with rent in August falling the most in six years, a new report showed.

Not everyone is getting relief, however, as renters in suburban markets with concentrations of older complexes saw the highest rent increases, Axiometrics reported.

Houston apartment rents have largely stagnated amid aglut of new projects opening during the oil slump.

The average apartment rent across the Bayou City inched up just 1.3 percent year over year to $981 per month (average), according toTranswestern’s2016 Houston Trendlines report.


Apartment developers and operators areoffering between two and three months of free rentto entice renters to live in new Class A luxury apartment projects, which were planned when oil prices were above $100 a barrel and Houston was creating more than 100,000 new jobs a year.

In today’s apartment rental market, most renters will agree - good apartments are hard to find in the Houston and surrounding areas. Oh, there are plenty of good apartments to be found, but this definition pertains to good and low priced apartments! You know what I mean, what rents were just a few years ago! Rents today are considerably higher than just a few years ago! There are many reasons for this - demand increased, limited availability at the time. So, for the homeowners that lost their homes to foreclosure or were forced into a quick sale due to being upside down or a lost job, damaged their credit, most turned to renting apartments.

All those free-rent specials landlords have been using to lure tenants to their brand-new buildings might not be around for long.

The explosion of multifamily construction that turned Houston into a renters' market has fallen off dramatically and experts are predicting the generous concessions could cease in 2018 as the market methodically absorbs the tens of thousands of units developers have built in recent years.

Did you know when leasing an apartment in Houston there are fees to apply, background and rental history checks, additional fees for water, trash and other fees required?  

There are fees to apply for an apartment, and every occupant over the age of 18 must also have a background check!

“One Time Fees”

(These fees may be required to be in the form of a money order, cashier’s check, or personal check, unless credit card/online payments are accepted upfront, and prior to occupancy).


Examples of Fees:

Application Fee per adult, may be higher for married couple

$50

(Non-refundable fee paid by each applicant for verification of information).

There may also be what's considered or known as an Admin fee - these fees range in amount, can be from zero to $300. higher if risk fee is associated with administration fee. May or may not be refundable if application is denied, varies by property. 


Security Deposit

 Deposits also range from zero and higher, varies by property, overall credit, rental and other history. The security deposit may or may not be refundable if applicant is denied, customarily is refundable at the end of your lease term provided you've met the requirements of the lease agreement.  There are apartment communities that use a deposit referred to as a Sure Deposit - a deposit that also acts as a bond and is not refundable. The benefits of a sure deposit is that it can be considerably lower than a traditional security deposit depending on overall application results.
